Villa de l´Arc is a large villa, built in Provencal style in three floors in a rectangular shape of approximately 14 x 9 meters with roughly 125 m2 useable space per floor. Originally built in 1968 with a lot of attention to details: the house has arched windows, a beautiful marble staircase with twisted ironwork, solid oak floors, and much more.

You enter the building through a large double front door in the south facade of the house. The spacious hall with marble floors opens onto a large salon with fireplace, connected on both sides through large sliding doors to two additional salons (presently in use as office and formal dining room). There is a lot of light that streams through high French doors in every salon that lead to the terrace through the east façade. The terrace offers a beautiful view over the Arc de Triomphe (which is illuminated in the evenings), the mature gardens and the swimming pool.

Through another door in the hallway, you will reach a smaller hall with stairs to the basement apartment and storage areas. From there you will have access through a pantry, to the fully equipped kitchen in Provencal style.  All appliances are new (2014). The kitchen also opens to the dining room. Kitchen and pantry have their own 150 litre water heater.

The broad staircase in the hallway leads up to the second floor with four deluxe bedrooms en suite. The rooms will provide for luxury bedrooms for your family and friends or guest-rooms in case you want to offer bed & breakfast services. Every room is tastefully decorated in different styles: The “Dolce Vita”, the “Pas de Deux”, the “Tournesol” and the “Vie en Rose”. All rooms are spacious and light, with large windows. The landing has several built-in storage for towels, linens, etc. Each room has its own 150 litre water heater, so none of your guests will ever be without hot water.

The staircase to the basement floor also provides access to a large studio en suite, with bath, shower, toilet and its own water heater, and can be used as a large apartment. Adjacent to the apartment there is a separate guestroom, with its own bath and separate toilet. There are several storage rooms, one of which can be transformed into a second kitchen. Another one is presently being used as a washroom (all new appliances).

A corridor leads to an indoor garage (garage door in the west façade of the house), a wine cellar and an equipment room housing the pump and other installations for Villa de l’Arc’s own water source. Even in hot summers the source provides ample water for the gardens and the pool.

All salons, the pantry and the kitchen, the hallway and the four bedrooms are equipped with a separately controlled heating/cooling system, providing warmth in winter and air-conditioning in summer. The Villa can be kept at a comfortable temperature, summer and winter. The basement apartment is equipped with electrical heating. Because of the thick walls, air-conditioning is not needed in the basement rooms, even in a hot summer.

The house was built in 1968 in the traditional style of the Provence. It benefits from a modern and solid construction but with the charm of a historic property. The walls are thick and made of concrete, the rafters are made of steel: the construction is robust!

We have fitted the house with energy-efficient heat pumps, providing heath in winter and air-conditioning in summer, throughout the top two floors; intercom and remote control of the automatic gates, automatic sprinkling installation in the garden fed by its own spring, and an intruder alarm.

There is a natural gas for cooking, all other amenities run on electricity.
