Welcome to Villa de l’Arc

Villa de l’Arc is not your standard house: it is a large detached City Mansion with a tree-lined driveway with easy parking for up to ten vehicles, a separate pedestrian entrance from the street, a sun-drenched east facing terrace over the entire width of the house, with enough shade for the hot afternoons. The terrace has amazing views over the Roman Arc deTriomphe. The villa is surrounded by a garden with mature trees and shrubs and with a relaxing swimming pool. Situated on the edge of down-town, Villa de l’Arc has all the amenities of a country home, while still only a couple of paces away from the hustle and bustle of the charming and historical Provençal town of Orange.

We have recently substantially lowered the asking price to realise a quick sale:
690.000 €. A report by an independent real estate specialist puts the market value at 773.000 €. This report is at your disposal.

The Villa

Villa de l’Arc is built at a unique location: The Arc de Triomphe of Orange, the famous 2000 year old Roman monument, sits in our front yard. Or we are in its back yard, because, admittedly, the Arc de Triomphe was there first!

The inside:

  • First floor: Sweeping steps leading to the grand front door; a large hallway with marble floors and a spectacular broad marble staircase; three spacious elegant salons with oak floors all connected by large sliding doors, and all having large French doors opening onto the terrace; Provencal kitchen with all appliances; a spacious scullery with ample cabinet space, toilet and a small hallway with access to the stairs to the basement.
  • Second floor: four very large luxury bedrooms en suite.
  • In the basement: a private apartment with bath, toilet and shower; a further guestroom with bath; separate toilet; various storage rooms, garage, wine cellar, equipment room.
  • more details.

In 2014, Villa de l’Arc was renovated. The first floor and the basement were fully redecorated. The electrical system was upgraded with new appliances throughout, the air-conditioning upgraded, and an automatic gate and intercom were installed. All floors and wooden shutters were refurbished.

The outside:

  • The terrain borders the Arc de Triomphe of Orange, a friendly quaint town in the Provence, amidst the winefields of the Côte du Rhône.
  • Beautiful garden with mature trees and shrubs, big terrace facing southeast and swimming pool.
  • more details.

“Un emplacement rare”, is what the French notary told us, when we bought the house in 2003. And he was right. Villa de l’Arc is situated amidst beautiful mature gardens of almost 2000 m2.

The rotunda with the famous original Roman Arc de Triomphe, a 2000 year old UNESCO-World Heritage site, can be accessed directly through a pedestrian entrance in the garden wall. There are probably only a few places in world where you can live this close to a place of such importance to the Roman empire!  (If that was not enough, Orange has another UNESCO World Heritage monument – one of the best preserved Roman theatres – the Théàtre Antique.)

The location is so rare, because, sitting on the terrace, you have a unique stunning view of the Arc.

Coming from the North, the Arc de Triomphe is still the symbolic entrance to the town of Orange, a Provencal town as most people would picture it: quaint little squares and streets, many fountains all around town, and colourful lavender blue shutters everywhere. Friendly small shops, many terraces where you can enjoy a coffee or a bon vin blanc in the shade of an old sycamore tree, and an amazing farmers market on Thursdays. Orange is a well-maintained town with a very active administration.

This is a promotional video, produced by the City of Orange, giving you a good impression of the cosy atmosphere of this charming town.

Located at the edge of the historic centre of Orange, Villa de l’Arc is 5 minutes away from the exit on the A7, the AutoRoute/ between Lyon (1,5 hours to the north) and Marseille (1 hour to the south); 20 minutes from Avignon; 650 km from Paris (2.5 hours from Avignon TGV-station by fast train).

As a private home

Villa de l´Arc is a perfect home to live all year long: great for a large family but also manageable if there are just the two of you. There is ample space to accommodate friends and family when they are visiting Provence.

The house is big enough to provide privacy to everybody while at the same time you can all enjoy the spacious terrace, the pool and the gardens, the sunny climate from March till November. Luncheons under the large parasols, late afternoon drinks in the shade, dinners on the terrace in the warm summer evenings.

Winters in Orange are mild and short, but will have nippy days. The heating system throughout the house will keep you comfortable. And then of course there is the grand fireplace for cozy winter nights.  There will be wine-festivals throughout the region, a large Christmas market in Avignon, and then of course your Christmas dinner at the large table in the dining room.

Living at the edge of downtown Orange is nice and comfortable. Pretty much all facilities are within walking distance: supermarkets and specialty shops, the weekly farmers market, schools, doctor and dentist offices. The hospital and train station are a 20 minutes’ walk or 5 minutes by car  The large shopping mall in Orange Sud is only 10 minutes by car and the even larger shopping mall in Avignon-Nord is only a 15 minutes’ drive. Villa de l’Arc is less than 5 minutes away from exit 21 of the A7, the Autoroute that runs from Lyon to Marseille.

There are bus-services throughout the Vaucluse and beyond. There is a bus stop close close by.  From Orange there are regular train services throughout Southeastern France. The TGV-station (in Avignon) is only 25 minutes away (by car). From there you will be in Paris in 2.5 hours and London in 6! Interesting cities are within easy driving distances: Nîmes and Arles in 45 minutes; Marseille, Aix-en-Provence and the beautiful beaches of the Mediterranean Sea in 1 hour; Lyon in 1.5 hours.

And finally: Orange is the heart of the Southern Rhône wine-district. Some of the most famous wines are produced only a short drive away: Châteauneuf du Pâpe (at 7 km), Gigondas (at 15 km) or Beaumes-de-Venise (at 20 km). We can give you all kinds of advice on where to find the finest and still affordable wines of the Rhône.

As a commercial building

Villa de l´Arc is presently fully operational as a bed & breakfast (4 guest rooms with private bath) but is also perfectly suited to be used as a Salon de Thé or a restaurant.  There is plenty of space for many dining tables both inside in the three adjacent salons and outside on the large terrace and in the gardens.  All your guests will enjoy the view over the gardens and the Arc de Triomphe.

We have already spoken with the Mayor of Orange who confirmed that the City is very much in favour of these commercial uses for the Villa de l’Arc. The location is ideal: the Arc de Triomphe attracts many visitors every day of the year. With a commercial use in mind we have created a pedestrian entrance through the new eastern wall of the property, providing direct access from the grounds of the Arc into the garden. The terrace of Villa de l’Arc is now literally just a few  steps away from the Arc de Triomphe.  Imagine the sign “Villa de l´Arc, Salon de Thé & Restaurant,” by a welcoming open gate and visitors to the Arc will be heading your way…

Villa de l´Arc has been used as bed & breakfast in the past and is still completely set up for “chambres d´hôtes en ville”, a B&B in the city. French statistics show that chambres d’hôtes en ville have on average an excellent performance (considerably higher occupancy rate than b&b’s in the country). During the time we ran Villa de l’Arc like this we had an excellent occupancy from March through November.
